Here are some frequently asked questions about our services.

What is your process for finding and qualifying tenants?

The process for finding and approving tenants is very comprehensive. We do a prescreening before scheduling any property tours. conduct background, credit, income, rental history verification, and eviction checks on each applicant, as well as verify their employment.

What is your showing process

Once the property is listed for rent and we receive inquiries, we will schedule a showing appointment. The property will be shown by a leasing agent, a member of our team, or another licensed agent. We always ensure that any prospects viewing the property are accompanied by a licensed team member.

What is your policy for late rent payments

Rent payment is expected by the 1st of each month, and is considered overdue after the 5th. The Terms and Conditions of the Lease Agreement specify the penalty for late payment, which is 10% of the overdue rent.

How long is the property management agreement?

The initial term is always one year in length. After the first year, either party has the choice to give the other party a written notice 30 days in advance OR extend the term for another year. The term, along with any other conditions in the property management agreement, remains unchanged.

How do you keep property owners up to date?

Inspection periods are based on your tiered package. A final walkthrough is conducted once a tenant has vacated.

How do you handle tenant requests and/or complaints

Each tenant will be given access to their individual Tenant Portal, through which they can make rent payments, submit maintenance requests, and submit any notes, including complaints that require resolution. If we are able to address the issue without involving the owners, we will handle the matter.

What experience do you have in property management?

We have held a real estate brokerage license since 2017 and have overseen a wide range of properties including single family homes, multi-unit buildings, and commercial and industrial properties.

What bills are tenants typically responsible for?

Typically, tenants are expected to cover the costs of water, electricity, gas or propane, internet, and any TV services they prefer. The specific expenses for which the tenant is responsible are typically open to negotiation based on the lease agreement.

What bills are owners typically responsible for?

Normally, owners are accountable for covering HOA fees, mortgages, property taxes, and sewer costs. Negotiating who covers these expenses is typically flexible for both owners and tenants. Those who opt for our Elite package also have the option to authorize us to handle any of these payments by having the bills sent to our office for payment through the rental income.
